Casa de Morada Rental – Terms of Service

These Terms of Service (“Terms”) govern the rental and use of the holiday house (“the Property”). By booking or staying at the Property, the Guest agrees to comply with these Terms.
1. Booking & Payment
1.1 Reservation Confirmation
A reservation is confirmed only after full payment or the required deposit has been received.
1.2 Payment Methods
Accepted payment methods include [bank transfer, credit card, platform payments, etc.]
1.3 Pricing
Rates are listed at the time of booking and may vary by season, length of stay, or number of guests.
1.4 Security Deposit
A refundable security deposit of [amount] may be required. This will be returned within 7 days after checkout, subject to the conditions in Section 7.
2. Cancellation & Refund Policy
2.1 Guest Cancellations
Full refund if cancelled 15 days before check-in.
Partial refund or no refund if cancelled after 7 days, depending on your stated policy.
2.2 Owner Cancellations
If the Owner must cancel due to unforeseen circumstances, the Guest will receive a full refund.
2.3 Early Departure
No refunds are issued for early departure.
3. Check-In & Check-Out
3.1 Check-In Time: 15 : 00
3.2 Check-Out Time: 12 :00
3.3 Late Check-Out may result in additional fees unless approved in writing.
4. Guest Responsibilities
4.1 Number of Guests
The maximum number of occupants is 8. Unregistered guests are not allowed without prior approval.
4.2 Age Requirement
The Guest responsible for the booking must be at least 21 years old.
4.3 Use of the Property
The Property may be used for residential and vacation purposes only. Parties, events, or commercial use are prohibited unless explicitly approved.
4.4 Noise & Disturbances
Guests must respect neighbors and local noise regulations, especially during quiet hours (10:00 PM to 09:00AM).
4.5 Cleanliness
The Property must be left in a reasonably clean condition. Excessive mess may result in additional cleaning fees.
5. Prohibited Activities
Guests may not:
Smoke inside the Property
Bring pets without prior approval
Engage in illegal activities
Tamper with safety equipment (e.g., smoke detectors, fire extinguishers)
Use fireplaces, grills, or amenities in unsafe or prohibited ways
6. Owner Responsibilities
The Owner agrees to:
Provide accurate information regarding the Property
Ensure the Property is clean, safe, and in working order at check-in
Respond promptly to reasonable maintenance requests
7. Damage, Loss, & Security Deposit
7.1 Guest Liability
Guests are responsible for any damage caused to the Property or its contents beyond normal wear and tear.
7.2 Security Deposit Deductions may include:
Repair or replacement of damaged items
Excessive cleaning
Unapproved late check-out
Lost keys or access devices
7.3 Notification
The Owner will notify Guests of any intended deductions within [X] days of check-out.
8. Safety & Liability
8.1 Guest Safety
Guests must follow safety instructions and use amenities (e.g., pool, fireplace, hot tub) at their own risk.
8.2 Liability Disclaimer
The Owner is not responsible for:
Accidents or injuries that occur on the Property
Loss of personal belongings
Weather, natural events, or municipal disruptions (e.g., power outages)
Guests are encouraged to have travel insurance.
9. House Rules
House-specific rules (e.g., trash disposal, parking, shared spaces) will be provided prior to check-in. These rules form part of these Terms.
10. Privacy & Security
Security cameras (if any) are only located in exterior areas and common entry points. No cameras are placed inside the Property. Guests agree not to disable or tamper with security devices.
11. Governing Law
These Terms are governed by the laws of Portugal. Any disputes will be resolved in Portugal.
12. Acceptance of Terms
By booking or entering the Property, the Guest acknowledges and agrees to these Terms of Service.
